Fee's - Castroville State Bank will pay all fees on Home Equity Loans except the following:

  • All fees on loans less than $10,000.00 (not to exceed 3% of  loan amount)*
  • Appraisal fees on loans over $75,000.00 (or if the customer requests an appraisal to increase amount of equity ), 
    (most loans can use the county tax appraisal.)
  • The cost of a mortgage policy on loans in excess of $75,000.00. ( Mortgagee policy generally not required on loans under $75,000.00).

No Escrow for taxes or insurance. Customer pays these direct and provides proof of payment and assignment of insurance.

Rate:   Call CSB for current loan rates on this product.

Frequency of Adjustment: Rate will be adjusted Annually on the anniversary date of the loan. This rate cannot increase or decrease more than 2% in any one year and cannot increase or decrease more than 5% over the life of the loan.

Adjustable rate example...

Floor Rate: 5.00%

Ceiling Rate: 5.00% above the rate when the loan was originated.

Example: Prime @ 8.25% - 1.50% = 6.75% rate.
Ceiling = 11.75% and Floor = 5.00%


FIVE YEAR VARIABLE RATE MORTGAGE:

Term: Up to 240-month amortization.

Amount Financed: Up to Eighty-five(85) percent of the lesser of construction cost or appraised value.

Construction & Commercial Permanent

Real Estate Loan Program

Construction Loan:

Term:   Six Months (Up to one year if needed)

Amount Financed:    Up to Eighty (80) percent of the lesser of  construction contract or appraised value of improvements.

Fees:  One-half percent origination fee
Document preparation and legal fees
Title Insurance Policy-construction binder
Title Company closing cost and other misc. costs
"As-built" survey of property if needed
Property appraisal if needed
Flood zone designation
Rate:  Call the CSB construction loan department for current rates.
Other: "Builders risk" insurance needs to be provided listing CSB as loss payee.
If property to be built on is homestead property a contractor of record will be needed.
A construction contract or breakdown of all building costs is needed.

Term: Five (5) Year with balloon (up to 240-month amortization)

Amount Financed: Up to Eighty (80) percent of the lesser of construction cost or appraised value.

Fees:

Castroville State Bank is happy to be able to offer Texas Guaranteed Student Loans through the CollEdge Loan program. Please call or e-mail our office to get more information on the following loan programs:

  • Federal Stafford Loans - are available to undergraduate and graduate students who meet certain eligibility requirements.
  • Federal PLUS Loans - are available to natural or adoptive parents of dependent children.  The borrower must meet certain eligibility requirements.

Remember

Find out about all possible sources of financial aid before taking a loan.

Apply early to maximize your chances of receiving financial aid.

It is difficult to know what kind of aid you might be eligible for. Talk to the financial aid administrator at the school of your choice.

Student and parent loans are repayable forms of financial aid. When you get money through these programs, you will be in debt.

No one should borrow more money than is necessary to help meet school-related expenses.
